Commercial Management services included with this proposal:
- Solicitation, negotiation and overseeing of service contracts
- Regular inspection of property conditions
- Implement preventative maintenance programs, if applicable
- Hire and supervise on-site personnel or subcontractors, if applicable
- Facilitate the purchasing of supplies as required to operate the property
- Assist the Property Owner in the periodic review of insurance coverage
- Arrange for proper insurance yearly
- Establish and maintain billing and collection system
- Facilitate due course action against any tenant in default of their lease obligations
- Administer any bank/trust accounts associated with the Property
- Pay accounts incurred by or on behalf of the Property
- Maintain accurate accounts of all financial transactions
- Respond promptly to all requests for service or emergencies
- Provide suggestions and recommendations to the Property Owner for improvements
- Advise and consult with the Property’s Auditors when required
- Preparation and distribution of Monthly Management Reports
- Maintain up-to-date tenant listings with address and other pertinent information
- Reconcile Common Area Maintenance (CAM) expenses yearly
- Administer CAM credit/billings to Tenants
- Consult with the Property Owner’s Listing Agent to source new tenants
